Duties
- This position’s responsibilities include:
- To plan and implement quality property management in the projects you will be overseeing;
- To provide day-to-day management of the gated community projects and ensure that the company’s reputation as quality home developer is maintained and enhanced over time;
- To supervise and monitor operations and to coordinate with technical teams for efficient services to residents, maintenance of the common areas and running of the project facilities;
- To comply with the company’s anti-fraud policies or company rules for financial compliance;
- To ensure that operating procedures for each project run efficiently in relation to cleaning, security, fire safety, waste collection, maintenance of common areas or services in facilities;
- To anticipate and identify potential problem areas in each project, recommend improvement plans to maximize the efficiency of the management system and keep costs under control;
- To maintain and develop good relations with owners, tenants and also service providers;
- To carry out any other duty or investigation as required by the upper management level;
- To monitor new regulations or announcements from government and public authorities;
- To facilitate the collection of the management fees on a timely basis, relay the necessary information to owners and tenants, ensure that the rules and regulations apply all times;
- To survey competitors’ practices, assess the satisfaction of owners and tenants over time.
- Essential duties:
- To monitor, control and organize all staff works and to be responsible for the actions of such staff in addition to ensuring that staff rosters and all public holidays are adequately covered;
- To regularly inspect the works, control and ensure projects are run in professional manner;
- To monitor and review the operations of internal staff or third parties providing services such as cleaning, security, landscaping, safety audit or repairs etc. as the project may require as well as to ensure that those services are performed satisfactorily as agreed to, in the employment contracts or service agreements, and at the cost quoted from the third parties;
- To liaise with technical teams regularly to ensure safe and efficient operations in projects;
- To monitor and pre-review all purchase orders (PO), work order (WO) and purchase request forms (PR) generated concerning the project before any submission to financial departments;
- To ensure the smooth daily operations and services to each project including pedestrian and vehicle access, cleanness and hygiene practices, rules or regulations for house renovations;
- To liaise directly with owners and tenants to handle on-site practical issues and to deal with any problem that may require approval from the upper management level and ensure good communication among communities, neighborhood, local authorities and other third parties;
- To maintain an accurate up-to-date flow of information and coordinate the preparation of reporting documents related to operations, services, expenses and accounting matters;
- To be reasonably available on call, out of office hours, in case of an emergency incident.
Requirements
- Male or Female, minimum 30 years old, Cambodian national is preferred for this position;
- Bachelor or Master’s degree in business, engineering, real estate or any related field;
- Minimum 5 years’ experience in property, residential, hotel, resort or estate management;
- Strong organizational and communication skills, mindful for the quality of property services;
- Good command of Khmer and English, both verbal and written, empathy and proactivity;
- Able to work with a care across different projects, good analytical and interpersonal skills;
- Good leadership and ability to liaise with different departments, excellent problem solving;
- Understanding of Cambodia’s property market, local practices, buyers’ goals / motivations
